Kitchen Remodeling Plans
Just recently two friends of mine bought what they called a "fixer upper". They figured that it would be a great project for them to work on through the summer and of course in turn also give them some cheap housing to live in. The majority of the house repairs needed were cosmetic, nothing structural how ever they were going to need to complete some new kitchen remodeling plans. Their first thoughts were that if they did a little work here and some there they would be able to handle the kitchen remodeling on their own. It wasn't to long after they had pulled the wallpaper off and started looking at what needed to be done to replace the flooring they were calling in the professionals to help. In luck they were that their friend as a contractor so he came in to take a look at the old kitchen. As it is when remodeling most rooms in a home it's a good idea to make up a wish list ahead of time for what you'd like to see changed. For remodeling a kitchen this is as true if not more so then any other room in the house. Their contractor reviewed the room and presented some kitchen remodeling plans to them that covered all the points they had made plus a few more. There were a few items from their initial list that had to be removed due to budget restraints but they went ahead with the initial plans provided. Demo was first on the list to get the project started. This was the most inexpensive part of the kitchen remodeling plans and was more or less grunt work that they completed on their own. After the room was ripped down to bare bones the contractor was back in on the job to confirm what part so the kitchen remodeling plan would be done. It's a good idea to double check plans prior to putting them into action, not just because of budget purposes but also once a room is clear other ideas can pop up. To save some money the old cabinets were resurfaced much cheaper then purchasing new ones. Buying new kitchen cabinets was the most expensive item in the kitchen remodeling plans presented to them so it was quickly deleted. The second area they saved big dollars in was by using linoleum flooring rather then a more expensive tile. We see on a lot the home make over and flipping shows on TV today they use exquisite tiles how ever using linoleum saved on material and labor costs in the kitchen remodeling plans.
Walls in the kitchen needed some minor work that was patched and then repainted. The other big expense that was on the original kitchen plans was new counter top. It was in good shape, but was ugly as sin. With a little research you can find techniques to paint the counter surface to look like stone or other textures and then re seal it with a special compound that prevents the paint from peeling or chipping after it's dry. Saving the money a new counter would have cost was the second biggest savings from the kitchen remodeling plans. Working with friends and a contractor my friends knew saved them big bucks on remodeling the kitchen of their home. The savings they had from the kitchen (which adds big value to the home might I add) allowed them to do even further renovations in other rooms of the home. Making a home such as this look good for less means more profit in your pockets at the end of the day.
